WELCOME! - Please read the following rental policies, that are designed to make your vacation with us an enjoyable and relaxing experience.
RENTAL UNITS - Every home and condo is privately owned and reflects each owner’s individual taste. Please advise us of any specific requirements. You may inspect our rentals when not occupied. We will be unable to make substitutions or refunds upon arrival. No exceptions.
RESERVATIONS - We begin taking reservations on January 2 of each year. During peak season, weekly rentals are Saturday to Saturday. Check with our office for nightly Rentals. (2 night minimum)
ADVANCE PAYMENT - Advance payment of 50% of the rent is required to confirm all reservations. If not received within 10 days of placing the reservation, your reservation will be cancelled. Advance payment may be made with check, money order, and certified funds, or Visa/MasterCard (3.5% processing fee on Credit Card transaction). Returned check fee is $25.
DAMAGE DEPOSIT - Security deposit damage protection.
BALANCE DUE - Final payment balance is due 30 days prior to arrival.
RESERVATION FEE - A $45 Reservation Fee will be charged for each rental.
QUOTED PRICES - The prices quoted for each property are weekly rates for each season. Nightly rates are available for the Mid- and Off-Season. Along with the Rental Fee, all rentals are subject to North Carolina Sales and Accommodations Tax. Rental fee includes, linens (pillow cases, sheets and towel set per person in beds) and departure cleaning.
CHECK-IN 300-500 P.M. - Early arrivals may be required to wait. LATE ARRIVALS SHOULD CALL AHEAD FOR SPECIAL INSTRUCTIONS.
CHECK-OUT 1100 A.M. - All properties must be vacated and keys plus parking pass returned to Prudential Laney Real Estate no later than 10:00 a.m. on the day of check-out.
MAXIMUM NUMBERS - The maximum number of people that may occupy a unit is the number that can sleep in existing beds. This rule also applies to day visitors. Occupancy over capacity will result in eviction and forfeiture of rent. No House Parties of any kind! We reserve the right to refuse rental or discontinue occupancy if, in the agency’s opinion, occupancy is detrimental to the premises. Drive by inspections are made on a regular basis.
CLEANING - Prudential Laney Real Estate cleans each rental upon departure. The cost of cleaning is included in the rent for each property. Guests are responsible for washing dishes, discarding any food, and taking out the trash. Please follow the Departure Check-List posted in each unit or received at Check-In.
DAMAGES - Each rental is inspected upon checkout and any damages to the property will be charged to the person whose name appears on the Rental Agreement. Charges will be made to the name on lease unless insurance is purchased. To ensure that the proper party is held responsible, please notify our office of any damages found at check-in.
MAINTENANCE - Prudential Laney Real Estate and all vacation property owners try to keep all equipment in good working order. In the event of any failures major appliances or air conditions, repair will be made as a soon as possible. However, no rebate or refund will be made. TV’s, VCR’s and DVD Players are not considered major appliances.
RESTRICTIONS - Violators will be asked to leave immediately with no refund.
- NO GRILLING ON PORCHES OR DECKS
- No campers, RV’s, mobile homes or tents.
- No “house parties” of any kind.
- No smoking inside units
- No pets (unless unit is pet friendly)
LINENS - One set of linens are included for each bed which includes fitted sheets, flat sheet , pillowcases, 2 bath towels, 2 hand towels and 2 wash towels (single beds include 1 set of towels). Also includes 2 kitchen towels, 1 sponge and bath mat. Sleeper sofas do not include sheets. Additional linens may be rented from www.seasidelinen.com
OTHER ITEMS - Tenant is responsible for all personal and grocery items including paper products.
TELEPHONES - Most rentals are equipped with phones. Please use a calling card or credit card for any long-distance calls.
LOST KEYS AND LOCK OUTS - There will be a $25 fee charged for each lost set of keys. There will be a $40 fee charged for all lockouts that Prudential Laney Real Estate responds to after hours.
CANCELLATIONS - If you cancel your reservation prior to arrival, no refund will be issued unless we are able to re-rent the property for the same dates. If the property is not re-rented, tenant will not be reimbursed for any advanced rent payment. If we are able to re-rent the property, 75% of any advance payment will be refunded.
TRANSFERS - Once a reservation has been confirmed, any request by tenant to transfer to another property or time period will be treated as a cancellation and subject to the policy stated above. We reserve the right to transfer your party to another property.
